Analysis of the brief as supplied by the client, analysis of municipal rights and constraints, including title deed restrictions and estate guidelines. Client to provide title deed, SG diagram and zoning certificate.
Design proposal (plan layouts) in terms of planning and spatial design within constraints of local authority and estate guidelines.
Development and revision of agreed proposal in terms of plan layouts, three-dimensional renderings, elevations, etc.
Prepare / compile all documentation to submit to local authority. Includes energy efficiency report, drainage layouts, door & window schedules, electrical layouts, water reticulation layouts, etc.
Compiling of tender documentation, call for tenders and tender adjudication, or appoint a Quantity Surveyor to compile a Bill of Quantities
• As the principal agent this service includes two site inspections per month only for the duration of construction period to inspect conformity to the contract documentation, quality of work and materials on site.
• Building contract administration
• The issue of payment certificates; 1 x certificate at the end of each month for the duration of the construction period.
• The issue of snag / defects list as per final inspection.
